RE:  30 Charles / 730 Yonge Residential and Retail Improvements – Update 6

Dear Residential Stakeholders:

Construction activities in the north west corner of the building continue. Masonry work in and around the garbage/loading dock is ongoing, and within the next few weeks a traffic topping will be applied to the floor. During this time, access to the garbage bins will be restricted and a similar plan to relocate the bins will be communicated to all stakeholders.

Work on the exterior façade will accelerate over the next few weeks. Power washing of the plaza in the south east areas, the west area and along Charles St sections will begin in the next week.  Painting of the entrance soffit, as well as miscellaneous parts on the exterior will also begin. Signage and barricade will provide notice of impacted areas. Preparation work for the column tilling will also take place, which will include things such as removing the signage at various locations around the building.

Along Charles St. waterproofing work will begin at the entranceways to the retail units. This will not close the sidewalk, but residents should note that work activity in this area will be busier along this stretch of property.

Along Yonge Street, the contractor has begun removing a concrete kneewall to install a new storefront at this location.  To complete this work, they need to chip out the concrete which is a noisy activity. The chipping is expected to be completed by September 29th. When this is complete, aluminum frames and glazing will be installed, which is quieter work (with the exception of drilling fasteners into the concrete, which will not be a continuous noise).

Life safety equipment in the interior retail units is being installed which may cause a vibrating noise through the building as they drill into the concrete to secure the devices.

RE: 30 Charles / 730 Yonge Residential and Retail Improvements – Update 5

Work continues to progress on the 730 Yonge improvements project. 

Demolition on the east and south interior sections of the building is largely complete. The contractor is moving to the exterior and western portions of the work next.  Demolition on the interior of the west retail units has begun, and over the last week of August you may hear periodic hammering noise as a block wall in the south side of the garbage bin area is demolished.  As usual, noisy work is to take place between 9:00am and 12:00pm on weekdays. Other demolition activities include things such as: removal of finishes; mechanical and electrical demolition; etc. This work produces low to moderate noise. 

As work takes place in and around the garbage area, it will become necessary to temporarily relocate the garbage bins for safe access. The bins will be relocated to a temporary location closer to the residential lobby, and the garbage room will be closed off with a hoarding. This relocation will take place around the 30th of August, and will last for approximately 2 weeks. Below is an illustration of the temporary room location and the path of travel.  

You may have also noticed the erection of an overhead protection and hoarding on the east side of the building. This is there to facilitate the installation of new storefront glazing, as well as new tile and panels on the façade. This work will not begin for a few weeks, but eventually will make its way in a counter clockwise movement around the building. Work on the exterior of the residential plaza will not begin until later in the fall, when more detailed communications will be made.

Work continues to progress on the 730 Yonge improvements project.

The General Contractor for the main phase of construction is Rossclair. Over the past month, they have been continuing with selected demolition inside the retail units on the east and south sides of the ground floor of the building.  These activities include things such as: removal of finishes; mechanical and electrical demolition; etc. This work produces low to moderate noise.  New ductwork is currently being installed in the retail space.  The reconfiguration of the service corridors for the retail units has also begun.

Starting the week of August 2nd, a scaffold and overhead protection will be erected on the Yonge St elevation of the building. There will be special access to the TD bank machines and emergency stairwell on this side. New cladding and a refresh of the façade will begin after this point.

On the west side of the building a hoarding has been erected around the old Captain Printworks unit.  Demolition has begun in this space.  As above, the current work will produce low to moderate noise.

Work continues to progress on the 730 Yonge improvements project.

The General Contractor for the main phase of construction is Rossclair. Over the past month, they have been continuing with selected demolition inside the retail units on the east and south sides of the ground floor of the building, such as: removal of finishes; mechanical and electrical demolition; etc. This work produces low to moderate noise.  As mentioned previously, there will be periods of noisy floor grinding work which must take place within the retail units on the south side. This type of work will next occur the week of June 14, and should take approximately 4-5 days restricted to the hours between 9am and noon. Main contract work is expected to be substantially complete by the end of September 2021.

Work continues to progress on the 730 Yonge improvements project. The first phase which consisted of the abatement of retail corridors and floors within the loading dock mezzanine room is complete.

The General Contractor for the main phase of construction is Ross Clair. Over the past few weeks, they have been working on selected demolition such as removal of finishes and mechanical and electrical demolition. This work produces low to moderate noise.  Similar demolition has begun in the retail unit to the south of Dollarama.  As mentioned previously, there will be periods of noisy work which must take place within the former Burg’s and KFC spaces. The first work of this type will occur the week of May 17 and should take approximately 3-4 days, and is restricted to between the hours of 9am-noon. The General Contractor has recently provided a construction schedule for the project, which is currently being reviewed.  A new communication with a better understanding of dates will be issued as soon as this is provided. Main contract work is expected to be substantially complete by the end of September 2021.

Work continues to progress on the 30 Charles/730 Yonge Residential and Retail improvement project. The first phase which consisted of the abatement of retail corridors and floors within the loading dock mezzanine room is complete.

The General Contractor for the main phase of construction mobilized on April 19 and are currently working on selected demolition such as removal of finishes and mechanical and electrical demolition. This work produces low to moderate noise.  As mentioned previously, there will be periods of noisy work which must take place within the former Burg’s Restaurant and KFC spaces. The first work of this type will occur the week of May 10 and should take approximately 3-4 days and is restricted to the hours of 9am-noon. We are still waiting for the General Contractor to provide a main schedule in order to provide an overall outline of the project. An updated communication with a better understanding of dates will be issued as soon as this is provided. Main contract work is expected to be substantially complete by the end of September 2021.
